In 2019 the average home price in the Greater Grand Rapids Area was $209,750, as we round out 2025 the average home price is $340, 511. That is a 62%+ increase over that 6 year period.

Much of this was fueled by incredible buyer demand in ’21, ’22 and some of ’23. Looking ahead we can expect more modest gains – but YES – continued gains.

Inventory is expected to rise in the Greater Grand Rapids Area. When there are more options for buyers, they have a choice of picking one house over another, instead of all bidding on the same house – as such, we can expect: 1. More choices for buyers. 2. More competition for sellers. 3. A result of these two factors will lead to modest gains in the Greater Grand Rapids Area. Sustainable gains. Historically speaking West Michigan Real Estate tends to appreciate by about 2.8-3.5% a year. In the last few years, we have seen that far exceeded, but the interest in the area remains. People from all over the world want to live here as the community is vibrant and growing.
