So how did 2024 wrap up for the Great Grand Rapids Area? Median sales price closed out the year at about 8.73% above that of Dec 2023 (single family homes) and condos are up over 15% Q4 compared to Q4 2023! That is ANOTHER solid year of appreciate! The average sold price closed out at 6.84% over that of 2023. Congratulations!
To what can we attribute this continued growth? In a word: DEMAND. Overall 2024 showed us more houses listed than 2023. So Buyers had MORE choices. Ultimately, it remained (and still remains) a SELLER’S market as there are more BUYERS than HOUSES ON THE MARKET. Why? Because people WANT to live here! Bottomline the Great Grand Rapids area offers an appealing mix of size, amenities, cost vs value, and this is where the party is at!
We have personally worked with people from all over the WORLD in 2024 in relocation to Grand Rapids MI and the majority of them could CHOOSE to live ANYWHERE and they are choosing here!
Average days on market are trending UP – What does that mean? That means it is taking a little longer for a home to find the right buyer….. as a SELLER that might mean buyers can (and are) being a bit more choosy and as a BUYER it can mean sellers are a bit more open to being flexible on terms (you still need to be reasonable.)
