Above is a snap shot of the last 12months of inventory based on the listings on the Grand Rapids Association of Realtors MLS, which covers in short about 30 miles in all directions from Grand Rapids.
Note the spike in inventory May June and July and it stays at “high volume” through October. 2017 is anticipated to be about the same.
Also note the SOLD home uptick in RED and the PENDING uptick in BLUE in February (March’s numbers come out about April 3rd) and also note the DROP of inventory during that period (YELLOW LINE)
Conclusions:
