House Hasn’t Sold Yet? I thought it was a HOT market!
The residential housing market has been hot. Home sales have bounced back solidly and are now at their second highest pace since February 2007. Demand has remained strong throughout the summer as many real estate professionals are reporting bidding wars with listings actually selling above listing price. What about your house?
If your house hasn’t sold in todays market….one reason maybe because of the price.
If your home is on the market and you are not receiving any offers you may need to consider your listing price. Pricing your home just 10% above market value dramatically cuts the number of prospective buyers that will even see your house. See chart below.
However Price is NOT the only item to consider:
In today’s market how far the buyer’s dollar will go does matter. It is also tempting to “price it high” and come down later…but as noted about that could dramatically affect a buyer ever even noticing your home.
Another factor maybe the presentation of the listing. In today’s world buyer’s are driven to often spend the most they can of their available budget and purchase more “move-in” ready homes vs buy it low and invest money to renovate. With that in mind the right marketing approach is critical to having the property exposed to the right buyer.
