Currently there are just over 8500 listing on the market inclusing condos and single family homes.
On average its taking 133 days to sell a home and 655 out of 8573 homes sold in June for the Grand Rapids Association of Realtors Area.
This says two things:
1. For sellers there are fewer homes on the market now than in recent history however, there is a 13 month+ supply of homes on the market on average (divide total number of active listing by total sold.) This tells you that if on average it take 4 months to sell a home and there’s 13months supply on the market that you need to price your home very competitively and have it shine and sparkle. If you do this you just might be one the chosen 650+ that gets sold.
2. Buyers: Analyze what the seller is going through in the above and take note: if its a cream puff house there’s going tobe competition for it. You amy acutally be faced with bidding against other buyers. A situation that is becoming more and more likely with the lower number of homes on the market. Second, if you are willing to put money into a home by way of cosmetic updating or perhaps minor repair – no is the time to capitalize! This is your market – a time when you can take advantage of deals not seen for years at interest rates that are breaking records!
